Who we are recruiting for:

This is an excellent opportunity to join a well-established real estate development and asset management group, based in Vancouver, that owns and operates a portfolio of predominantly residential assets in Vancouver and North Vancouver.  

Daily responsibilities:

Reporting to the Director – Property Management, you would be responsible for:

·       Overseeing office operations for the property management and building management teams.

·       Providing leadership and support to team members, ensuring that each team member has the tools and resources to succeed in their role.

·       Collecting, entering and maintaining detailed records for tenant, supplier, accounts, contracts, etc.

·       Preparing analytical and graphical reports to the property management team for strategy implementation.

·       Providing input for operating budgets; analyzing and evaluating financial statements.

·       Overseeing the monthly rent cycles, including rent collection, leasing and application processes.

·       Overseeing the annual maintenance cycles for each property, including annual suite inspections, shutdowns and start-ups.

·       Approving invoices from contractors, vendors and service providers, ensuring proper documentation for all work performed.

·       Responding to tenant complaints and escalated tenant issues in a timely manner, while promoting resident satisfaction and retention.

·       Creating and executing marketing strategies to achieve full lease.

·       Developing expert knowledge for market rents and neighbourhoods where the buildings are located.

·       Training building and property management teams on processes, procedures and policies.

·       Ensuring compliance with residential tenancy laws, privacy legislation, and other laws and guidelines.

·       Participating in Residential Tenancy Branch dispute resolution, including application, evidence preparation, and hearing.

·       Conducting regular property inspections to ensure maintenance and cleanliness, while taking the appropriate actions to ensure the property and grounds are maintained at our standard.

·       Maintaining contractor and service provider relationships, including obtaining quotes, negotiating service contracts and managing projects.

·       Leading special projects and coordinating tasks as required.

Skills/qualifications required:

·       Good working knowledge of building systems.

·       Excellent administrative skills and attention to detail.

·       Excellent time management and organizational skills with the ability to set priorities and meet deadlines.

·       Excellent interpersonal, communication, and leadership skills.

·       Ability to work under minimal supervision.

·       Flexible, adaptable with the ability to think critically and problem-solve.

·       Advanced ability to use Microsoft Office Suite (Word, Excel, Outlook, PowerPoint, etc.).

·       Knowledge of Yardi is an asset.

·       Minimum 5 years’ experience in property management.

·       Good working knowledge of the BC Residential Tenancy Branch and Residential Tenancy Act.

·       Practical experience dealing with tenancy breaches, disputes, complaints and/or evictions.

·       Vehicle and valid drivers’ license. 

Compensation/work conditions: 

·       Base salary – up to circa $110,000.

·       Discretionary bonus.
