We are delighted to be recruiting a Vice President, Development on behalf of a local family-owned residential and commercial real estate developer that has an excellent track record spanning 50+ years.
Daily responsibilities:
The Vice President of Development is responsible for managing development projects and associated activities under the direction of the President. This role involves leading the planning, design, entitlements, and execution of real estate projects, ensuring alignment with company goals and objectives.
Current development projects are in Metro Vancouver, Vancouver Island and Calgary and focus on mixed-use, multi-family and income-producing residential and commercial developments. Upcoming development projects also include the redevelopment of existing income-producing properties.
· Develop, implement, manage, and optimize innovative strategies for the development of designated projects.
· Work as part of the company leadership to create and implement the strategic direction for the company.
· Manage the full scope of the development process for multiple projects.
· Consult on the strategy for the development of properties and projects.
· Work with municipal parties to manage the approvals process and secure all necessary approvals.
· Provide project reporting throughout the development lifecycle, including business plans, development proformas, and project schedules.
· Retain and manage external consultant teams to ensure timely and budget-friendly delivery of drawings.
· Manage and communicate development-related budget items and other financial information.
· Work with legal counsel to manage amendments to all project-related legal documents.
· Assist in managing assets during the holding period before development, including site visits and tours.
· Represent the company and development projects to municipal staff, external stakeholders, and the public.
· Liaise with consultants, city staff, community representatives, and other key stakeholders throughout the project phases.
· Actively research and participate in industry and policy consultations, communicating impacts to the company on a timely basis.
· Collaborate with internal departments on all projects, including Acquisition, Construction, Finance/Accounting, Marketing and Sales, Customer Service, and Property Management.
· Manage the development team, construction, marketing and sales.
· Monitor progress throughout the construction process, facilitating resolutions to any issues.
· Attend all necessary on-site meetings.
· Support marketing initiatives and coordinate the completion of sales and/or leasing centers.
· Assist in job closeout, and handle warranty issues as required.
· Maintain project documentation and assist with other tasks as needed.
· Participate with the Acquisitions team in diligence analysis and feasibility studies for potential acquisitions.
· Perform other duties as needed.
Experience/skills required:
· Background in Commerce, Architecture, Business Administration, Urban Land Economics, Finance, Engineering, or Construction.
· 10+ years in real estate development, with a minimum of 5 years in a senior role.
· Strong computer skills, especially in Excel, and experience using MS Project.
· Well-versed in acquisitions and project/development financing.
· Strong analytical and decision-making skills, good business acumen, and a proactive problem-solving approach.
· Excellent communication and interpersonal skills with a proven track record in sustaining strong stakeholder relationships.
· Effective leader with excellent mentoring, delegation, planning, and leadership skills.
· Superior public relations skills with successful stakeholder management experience.
Compensation offered:
· Circa $225,000 - $250,000 base salary.
· Bonus.
· RRSP contribution.
· 4 weeks’ vacation.
